Racanelli Construction Company Completes State-of-the-Art Cancer Treatment Center for Northwell Health - 46,000 SF Renovation Project Reflects Leading-Edge in Healthcare Facilities Design and Construction
Racanelli Construction Company, Inc. (Melville, NY, www.racanelliconstruction.com), a leading construction management, general contractor and design/build resource for commercial, industrial, retail, medical, pre-engineered and multi-unit residential projects, recently completed a major renovation project on behalf of Northwell Health (Manhasset, NY). The 46,000 square foot, one floor building, located at 440 East Main Street in Bay Shore, NY, reflects the highest standards in leading-edge healthcare facilities design and construction. Serving as the project’s General Contractor, Racanelli Construction leveraged its over three-decades of experience in healthcare construction.
The project consisted of the interior demolition of an existing King Kullen store and construction of a cancer treatment facility. The construction consisted of an exterior façade comprised of Hardie plank lap-siding enclosed with Atas soffit panels. The main entrance wall is finished in Bluestone masonry with new storefront doors and windows featuring decorative glass.Sectionsof the exterior were reconstructed with stucco and the rest was repainted. To accommodate Northwell Health’s signage, three custom trellises were built consisting of see-through composite slats allowing even light distribution from thousands of LED lights. A garden area filled with skip laurels and arborvitaes was constructed outside of the building’s infusion waiting room. All exterior walls were treated with spray foam insulation.The roof is made up of a Firestone torch-down roofing membrane system.
Waiting rooms have carpet floors, quality furniture, and air fresheners creating a home-like environment. They also have enticing wooden trellises designed for privacy.All registration areas have desks with Corian countertops and decorative ceramic wall tile. Cabinets, desks, and wooden lockers with custom plastic laminates were installed throughout the building. A building management system (BMS) controlled HVAC system was installed for ease of climate control in each area of the building.
Particular attention was paid to the interior décor to promote optimum patient comfort and tranquility. A color scheme of blue and white, combined with selective bright colors was used in the waiting room, along with comfortable chairs and couches. A chess table with upright chairs was included in the décor and custom drapes in a light blue fabric along with custom pendant lights in different hues completed the design.
Vital to the project’s success was Racanelli’s ability to effectively accommodate the cancer center’s advanced medical technologies. To support the building’s linear accelerator and CT simulator rooms, helical piles were installed beneaththe foundation which supports 6’specially-shielded vault wallsmade of steel-reinforced concrete. Interlocking lead bricks were installed along the concrete walls to separate the linear accelerator and CT simulator vaults. All utility penetrations were reinforced with physicist designed lead shielding and the entrance is secured by lead-lined shielded doors.A 500 kW, 480V, 3-phase emergency generator was also installed to support the medical equipment.
While Racanelli Construction has extensive experience in medical building construction and renovation, this project was not without its challenges. The existing building’s structural components, including its masonry and steel, had deteriorated extensively and required a complete remediation. The steel roof deck had rotted to the point that the entire deck needed to be removed.To correct the problem it was replaced with a new 46,000 square foot steel deck. All of the masonry walls, which were falling apart and leaning had to be either replaced or reinforced. Other challenges encountered include the coordination between the vendors of owner-supplied major medical equipment (i.e., the linear accelerator, CT simulator, PET CT, SPEC CT, and MRI equipment) with the mechanical, electrical, plumbing, and fire sprinkler sub-contractors. Many of the medical equipment vendors provided their own set of plans and specifications which had to be reconciled with the architect’s construction documents. Changes to the scope of the work requested by the building end users during construction were also addressed, while maintaining on-schedule project completion. As part of the due diligence required on this medical project, there was considerable documentation that had to be completed throughout the project to assure that the various safety and infection control requirements were being met.
